Vistry RMC Experiences

If you live on an estate built by Vistry Group (including Bovis Homes, Linden Homes, or Countryside) and have concerns about the operation of your estate and the appointed managing agent acting for the Residents' Management Company (RMC), please fill in the form below.

In June 2023, Vistry submitted written representations to the Competition and Markets Authority as part of its housebuilding market study. In that document, Vistry stated that residents are "ultimately in control of the estate management company" and that "after the final property is sold, each resident becomes a member of the management company." Some residents have reported uncertainty about whether their experience matches these assurances.

"Managing agent" refers to the professional firm appointed to run the estate on the RMC's behalf.

About this site

I'm just a concerned resident also experiencing RMC issues. I built this site to find out whether other people on Vistry estates are dealing with similar problems.

When I started asking questions about governance, membership, and oversight of the management company on my estate, I found the process frustrating and opaque. I wanted to understand whether this was just my estate or something more widespread.

This site is a simple survey. It doesn't collect anything sensitive, it doesn't make allegations, and it isn't affiliated with or endorsed by Vistry Group plc. It's just an attempt to get a clearer picture of what's actually happening on the ground.

The aggregated data may be shared with regulators or Members of Parliament to highlight the scale of the issue. No individual will be identified without their consent.

What does this mean?

On many new-build estates, a Residents' Management Company (often called an "RMC") is set up to own or manage shared areas and to appoint and oversee the managing agent.

Being a member of the RMC is not the same as being a director.

Membership usually means:

  • you have formal governance rights under the company's Articles of Association
  • you can vote on company matters
  • you can appoint or remove directors
  • you have a legal relationship with the company under company law

In most cases, membership does not require you to do anything active or take on responsibilities.

If you are unsure whether you are a member, selecting "Don't know" is completely fine. Many residents report that membership status is not clearly explained during or after purchase.

What does this mean?

Many estates have an annual service charge to cover the maintenance of shared areas and services, such as landscaping, lighting, play areas, insurance, inspections, and managing agent fees.

The amount each household pays can vary between estates and over time, depending on:

  • what areas and services are included
  • how costs are apportioned between homes
  • how long the estate has been completed

This question is included to help understand the range and variation of charges across different estates, rather than to assess whether any individual charge is reasonable or unreasonable.

If you are unsure of the exact figure, an approximate amount is fine.
